Is my business eligible for a commercial bridging loan?

Eligibility is set by each lender, not by us. Most will look at the security property and its value, the amount you want relative to that value, the credibility of your exit route, your credit profile and the experience of the people behind the business. Suitable security and a viable exit are the core requirements.

Lenders generally expect borrowing to be through a limited company, LLP or as a sole trader for genuine business purposes, and will want to understand who ultimately owns and controls the borrower.

A weaker credit history does not automatically rule you out, because the security carries much of the risk, but it will influence what is offered and the price. Adverse history should be disclosed up front rather than discovered at underwriting.

Personal guarantees from directors are common on commercial bridging. If given, you are personally liable if the business does not repay, in addition to the property being at risk. Take independent advice before signing.
