That construction is exactly what worries funders: separating, moving and re siting one is a major undertaking requiring the park’s agreement, specialist transport and craneage. With no land title to secure and limited practical recovery, only a few funders participate. Private buyers hold regulated consumer credit agreements; parks buying hire units do not.

Everything about a twin unit amplifies the pitch problem. A single static can at least be towed off by a specialist; a twin unit has to be split, lifted and carried in two loads, and the cost can approach what the unit is worth off the park. That leaves a funder in a weak recovery position, so the ones who lend here rely heavily on the strength of the park agreement rather than on the asset. Expect scrutiny of the remaining licence term, the park’s age policy, whether resale on site is permitted and what commission applies. Siting costs, base works, decking and connection charges are often a significant part of the total outlay, and whether they can be included depends on how the park invoices them. Often families buying together across two generations, or owners upgrading from a single unit on the same park. The trigger is commonly a new pitch release, because twin units need larger plots that only become available when a park develops.

Bought on hire purchase, business plant and machinery normally qualifies for capital allowances on the full cost even though you pay for it monthly, which is a large part of why hire purchase is the common structure. On a finance lease you generally set the rentals against profit instead. The rules change between budgets and your position depends on how you trade, so treat this as the direction of travel and get your accountant to confirm the detail before you commit.

A funder assessing risk considers what happens if payments stop, and separating, craning and transporting two sections off a park is slow, expensive and impossible without the operator’s cooperation. That reduces the value of the security, so fewer funders take on twin units and those who do look hard at the park agreement.

A park that requires units to be replaced after a set number of years applies that to lodges as well as caravans, and given the sums involved in a twin unit, knowing how many years remain on that pitch is essential to understanding what you are buying.
Comprehensive cover on the unit itself, usually including accidental damage, storm, flood and public liability, with the funder noted on the policy. Parks often have their own insurance requirements in the licence as well. Get quotes before completing, because coastal and flood plain locations can materially affect the cost.
