Can a holiday park finance new lodges?

Yes. A holiday park buying lodges or static caravans to place on its own pitches is a commercial transaction and the most familiar version of this deal for lenders. The units are bought to generate letting or sales income, so it is assessed as business asset finance, and where the park trades as a limited company the agreement normally sits outside the consumer credit regime.

Funders will look at the park itself as much as the units: how long you have traded, occupancy and letting performance, the site’s own tenure, and whether the lodges are for hire fleet use or for onward sale to pitch owners. Those two models are read very differently, so be clear which one you are funding at the outset — hire-fleet use in particular is assessed on utilisation across the season rather than on the unit alone.

Timing matters for parks. Purchases are often bunched ahead of the season while income arrives later, which is exactly the mismatch asset finance is meant to solve — spreading the cost of the units rather than paying up front. The trade off is that you pay more overall than buying outright, the payments continue regardless of how the season goes, and the units are security for the agreement.

If units are sold on to pitch owners, those buyers are usually purchasing for personal use, so their own finance would be regulated consumer credit with the full set of consumer protections attached. That is a separate question from your funding as the park, and we can help on both sides.
