Yes. Canteen and mess room units are funded in the same way as any other site cabin: hire purchase or lease against a serial-numbered, relocatable steel box. The fit-out inside — benching, sinks, water heaters, microwaves, seating — forms part of the goods supplied and normally sits within the same agreement. Funders will want the manufacturer, the size and whether the unit is jackleg, towable or skid-mounted. Because welfare provision is a CDM requirement on almost every site, funders regard demand for these units as durable rather than discretionary.

What separates a canteen unit from an empty cabin, in funding terms, is the fit-out. A fully kitted mess room with plumbing, hot water and catering equipment costs considerably more than the shell, and some of that spend does not survive a hard life on site. Funders therefore look closely at how much of the invoice is fabric and how much is consumable equipment, and they lean on the resale evidence: a stripped, clean canteen unit still sells, a wrecked one does not. The other factor is condition. These units take more abuse than any office, so funders favour buyers who can show a service and deep-clean regime, and they treat water damage and corrosion as the things that really erode value.

Bought on hire purchase, business plant and machinery normally qualifies for capital allowances on the full cost even though you pay for it monthly, which is a large part of why hire purchase is the common structure. On a finance lease you generally set the rentals against profit instead. The rules change between budgets and your position depends on how you trade, so treat this as the direction of travel and get your accountant to confirm the detail before you commit.
Fitted equipment supplied with the unit — water heaters, sinks, benching, extraction — is normally treated as part of the goods and financed with it. Loose items such as kettles, fridges and microwaves are sometimes stripped out of the invoice by the funder, though modest amounts are often left in without argument.
Combination welfare units are common and fund perfectly well. Funders simply look at the whole unit as supplied. If anything, a combined unit is easier because it replaces two hired cabins with one owned asset, which improves the economics that underpin the repayment.
Not necessarily. Many modern welfare units run on a generator with solar assistance and onboard water tanks, which is why they suit remote and early-stage sites. Self-contained units are attractive to funders too, because they can be redeployed anywhere rather than depending on a serviced pitch.
CDM duties mean a site must provide rest facilities and somewhere to prepare hot food, so the unit is not optional equipment. That predictability of demand is part of why funders are comfortable, and it is also the argument that usually justifies owning rather than hiring on repeat contracts.
Slightly. A towable unit on a braked chassis may need road-legal documentation and its own insurance treatment, and some funders record it differently. Against that, towability is a strength at recovery, because the unit can be removed without a crane, which several funders view favourably.
