Clinical modular buildings put consulting, imaging or treatment space on a car park in weeks, at a specification a portacabin cannot approach.

Yes, though healthcare modules are the most demanding asset in this category to fund. The building is still a relocatable module, which supports hire purchase or lease, but the fit-out is clinical: sealed flooring, medical gas, specialist ventilation, lead-lined walls in imaging rooms and equipment that must meet HTM and CQC expectations. Funders separate the shell, which has a broad resale market, from the specification, which does not. They will want to know who occupies the building, how the service is commissioned and what happens to the unit if the contract ends.
Used kit: Rarely as a complete clinical unit — funders will fund a used modular shell of moderate age, but second-hand clinical fit-outs are usually replaced rather than refinanced.

Business asset finance is quoted on a flat rate, so that is what this shows — with the equivalent APR underneath, because the two are not the same number. A quick guide only; your actual rate depends on the asset, term, deposit and lender.
Representative example: on Hire Purchase, borrowing £25,000 over 48 months at a 6.0% flat rate (equivalent to 11.5% APR representative), you would repay around £646 a month; total amount repayable approximately £31,000, of which £6,000 is the cost of finance. This calculator is for illustration only — it is not a quote or an offer of finance, and the rate and repayments you are offered will depend on the asset, term, deposit and your circumstances. CW Asset Finance is a credit broker, not a lender, and may receive a commission from the lender that funds your agreement. All finance is subject to status, affordability and lender approval. CW Asset Finance is an Appointed Representative of Rural Finance Limited, which is authorised and regulated by the Financial Conduct Authority (FRN 630701).
Healthcare modules split cleanly for a funder into two assets. The shell is strong security, because a clinical-grade module can be stripped, refurbished and resold into the wider modular market like any other unit. The clinical fit-out is much weaker, since medical gas pipework, shielding and specialist ventilation are close to worthless outside the practice that specified them. Expect funders to advance more comfortably against the fabric than against the specification. Layered on top is tenure: these buildings sit on NHS estate, leased surgeries or land the practice does not own, so waivers and landlord consents are routine. The commissioning position matters too, because a funder wants to know the service underpinning the repayment is contracted rather than hoped for.

GP partnerships under list-size pressure, dental and veterinary groups adding surgeries, and private providers delivering diagnostic or minor-procedure capacity. The trigger is nearly always a capacity ceiling meeting a fixed site: no room to extend, no appetite for a two-year build, and a commissioned service that has to start treating patients within the current financial year.

Bought on hire purchase, business plant and machinery normally qualifies for capital allowances on the full cost even though you pay for it monthly, which is a large part of why hire purchase is the common structure. On a finance lease you generally set the rentals against profit instead. The rules change between budgets and your position depends on how you trade, so treat this as the direction of travel and get your accountant to confirm the detail before you commit.
Practices do fund modular clinical space, usually through the partnership rather than the NHS body. The complications are tenure and reimbursement: the unit often stands on estate the practice does not own, and premises funding rules affect what can be recovered. Establish both positions before committing to an order.
Sometimes, but funders discount it heavily because it has almost no value away from the building it serves. Several will fund the module and the general fit-out and ask you to cover the specialist clinical elements from your own resources. A broker can split the package across the right funders.
The building remains yours and remains relocatable, which is the central advantage over a permanent extension. It can be redeployed, stripped back to a shell and sold, or handed back at a lease end. Funders like that optionality, and it is worth stating explicitly when the application is made.
Not directly, but funders take comfort from a provider that is registered and inspected, because it demonstrates the service is real and regulated. Where registration is pending, funders may want to see the application in progress before releasing funds against a building that cannot yet be used.
Yes, and vets often find it simpler because there is no NHS estate or commissioning layer. The building is funded against the practice, the fit-out is assessed the same way, and tenure still matters where the surgery leases its site. Kennelling and imaging rooms attract the same specification discount.
