Commercial bridging can move quickly, but do not plan around a best-case timeline. We can obtain an indicative decision in as little as 24 hours. Getting to funds released depends on valuation, legal work and any third-party consents, and commercial property tends to take longer than residential.
Commercial valuations are more involved. The valuer may need to consider tenancies, use class, condition and the strength of any occupier, and access can be harder to arrange where a property is trading or tenanted.
Title issues are also more common on commercial assets — leases, rights of way, service charges and historic planning matters all take time to resolve. Flagging known issues early is far cheaper than discovering them a week before your deadline.
If you are working to a fixed date such as an auction completion, tell us at the outset so we approach lenders who can realistically meet it. Even then, no timescale can be guaranteed, and the decision rests with the lender.
