How long does it take to get a bridging loan?

Bridging is one of the faster forms of secured lending, but the timeline is driven by valuation and legal work rather than by the lender’s underwriting alone. A straightforward case with clean title, a cooperative solicitor and documents ready moves quickest. Complications extend it, sometimes considerably.

Completion depends on the valuation being booked and returned, searches and title checks being completed, and any consents — for example from an existing charge holder — being obtained. Legal work is usually the longest pole in the tent.

You can speed things up by instructing a solicitor experienced in bridging, having identification, company documents and proof of your exit ready, and disclosing anything unusual about the property at the outset rather than letting it surface later.
