Can you finance a spa hot tub?

Yes, commercial hot tubs and spa pools are financed, most often by holiday parks, hotels and day spas. The tub itself is a recognisable asset with a resale market, particularly the commercial-grade models built for constant use. Used tubs can be funded through dealers. What catches buyers out is the split on the invoice: the base, the plant room, the dosing and filtration pipework and the electrical supply are building works that cannot be recovered, and a funder assessing the deal will separate that spend from the equipment before deciding.

How lenders treat it

Hot tubs straddle the line between equipment and building work, and the split matters. A commercial tub has a make, model and serial number, a dealer network and a used market, so that part of the spend has security behind it. The base slab, the plant housing, the drainage, the ozone or UV treatment plumbing and the upgraded electrical supply do not — they belong to the property the moment they are installed. Where a park or hotel owns its freehold, that is less of an issue because the funder is dealing with an asset-backed business. Where the operator leases, the installed portion is unsecured and the landlord’s position becomes relevant. Funders also look closely at seasonality: park income is concentrated in a few months, and a sensible profile reflects that.

Most often a holiday park adding tubs to lodges because bookings with a tub command higher occupancy, or a hotel installing spa facilities to fill midweek rooms. How it is treated for tax

Bought on hire purchase, business plant and machinery normally qualifies for capital allowances on the full cost even though you pay for it monthly, which is a large part of why hire purchase is the common structure. On a finance lease you generally set the rentals against profit instead. The rules change between budgets and your position depends on how you trade, so treat this as the direction of travel and get your accountant to confirm the detail before you commit.

Can the base and plant works be financed too?

They can often go on the same agreement, but they are unrecoverable once built, so a funder treats them as unsecured. A quotation that separates the tub from the groundworks and electrical installation helps an underwriter see the asset clearly and usually produces a better response than a single lump sum.

Do holiday parks get treated differently?

Often favourably, because a park usually owns its site and has years of occupancy data behind it. Funders understand the model and can see the income the tubs generate. Seasonality is the main discussion point, since payments fall due through quiet winter months as well as busy summers.

Is a domestic hot tub the same thing?

No, and the distinction matters for both funding and operation. Commercial installations carry water management and hygiene obligations that domestic tubs are not built for, and a domestic unit used commercially may fall outside its warranty. Funders will want the equipment to match the use described on the application.

Can I finance tubs across several lodges at once?

Yes, and multiple units on one schedule is the norm for parks. Each tub should be listed with its make, model and serial number and, ideally, the lodge or pitch it is installed at. That makes the funder’s position clear and keeps your own asset records straight.

What about ongoing water testing and servicing?

That is an operating cost, not an asset, so it sits outside the finance agreement. Budget for it separately, because commercial water management is a continuing obligation with real cost. Funders occasionally ask how it is handled, since a neglected installation loses value and creates problems for the operator.
