How lenders treat it
Fit-out funding turns on a single question: what could actually be recovered. Free-standing items such as audio visual equipment, catafalque units, furniture, display stands and IT hardware have identifiable value and a resale route. Carpets, plastering, partitioning, lighting installed into the ceiling and bespoke joinery do not, because once fitted they are effectively part of the building. Funders therefore either exclude those elements or fund them on the strength of the business alone rather than the asset. That is where the funeral sector helps, since firms in it tend to be long-trading, predictable and resilient, which supports a decision that cannot rest on recoverable value. Where premises are leased, expect a question about lease length, because a funder is reluctant to fund a fit-out that outlives the tenancy.

How it is treated for tax
Bought on hire purchase, business plant and machinery normally qualifies for capital allowances on the full cost even though you pay for it monthly, which is a large part of why hire purchase is the common structure. On a finance lease you generally set the rentals against profit instead. The rules change between budgets and your position depends on how you trade, so treat this as the direction of travel and get your accountant to confirm the detail before you commit.

Can building works be included?
Generally not. Structural alterations, decoration and anything that becomes part of the building are outside asset finance, because there is nothing to recover. The equipment and furnishings within the project are the fundable portion.
Does it matter that we lease the premises?
Yes, particularly the remaining term. A funder will be uneasy funding a long commitment on a fit-out inside a lease with only a couple of years left, and may also want a landlord acknowledgement for removable items.
Is webcast equipment worth financing separately?
It can be, because it is identifiable, portable and has a clear market value, which makes it one of the easier elements in a fit-out to fund. Many firms fund it on its own rather than waiting for a full refurbishment.
Will a funder visit the premises?
Sometimes, particularly for larger projects or a new branch. More often the assessment is done on the quotations, the accounts and the trading history, with the site visit reserved for cases where the funder wants to understand the operation better.
