Can you finance a mezzanine floor?
Yes, though a mezzanine is the most fixture-like thing in this category and you should go in knowing that. It is a bolted steel structure that becomes, in practical terms, part of the building — it may need building regulations approval, fire protection and landlord consent, and at lease end your dilapidations clause may require you to take it out again. Funders lend against your business, not the steel. It is funded regularly, but treat it as a business-backed facility rather than as asset finance in the usual sense.

What would a mezzanine floor cost per month?
Business asset finance is quoted on a flat rate, so that is what this shows — with the equivalent APR underneath, because the two are not the same number. A quick guide only; your actual rate depends on the asset, term, deposit and lender.
Representative example: on Hire Purchase, borrowing £25,000 over 48 months at a 6.0% flat rate (equivalent to 11.5% APR representative), you would repay around £646 a month; total amount repayable approximately £31,000, of which £6,000 is the cost of finance. How lenders treat it
The honest position, and it is worth being blunt. A mezzanine bolted into a leased warehouse is not equipment a funder can repossess in any meaningful way. Removal is a contractor job involving disconnection of lighting and sprinklers, dismantling of decking and columns, and making good the slab, after which the steel is worth very little. So funders underwrite the business: accounts, bank conduct, sector and directors. Several will want landlord consent or a waiver on file, and some will decline a standalone mezzanine in a short lease altogether. The routes that work are packaging the mezzanine with forklifts, stackers or a conveyor, presenting a strong set of accounts, or using an unsecured business loan where the amount suits, which sidesteps the asset argument entirely.

How it is treated for tax
Bought on hire purchase, business plant and machinery normally qualifies for capital allowances on the full cost even though you pay for it monthly, which is a large part of why hire purchase is the common structure. On a finance lease you generally set the rentals against profit instead. The rules change between budgets and your position depends on how you trade, so treat this as the direction of travel and get your accountant to confirm the detail before you commit.
Mezzanine floor finance questions
Do I need my landlord’s permission before financing a mezzanine?
Almost certainly, because you are altering the building. Most commercial leases require consent for structural alterations, and a mezzanine changes fire strategy and sometimes rateable value. Funders ask about it because they do not want to fund a structure that has to come out three months later at your cost.
What happens at the end of our lease?
That depends on your dilapidations clause. Many leases require the premises to be returned to their original condition, which means paying a contractor to remove the mezzanine. Budget for that possibility at the outset rather than discovering it when the lease is running out and the finance agreement has finished.
Would an unsecured business loan be better than asset finance here?
Often, yes. Since a funder is lending against your business anyway, an unsecured facility removes the asset argument, the landlord waiver and the inspection. Asset finance can still win on structure or cost, particularly when the mezzanine is part of a larger equipment package, so it is worth seeing both.
Can fire protection, lighting and stairs be included?
Generally yes, where they form part of the mezzanine supplier’s turnkey quotation. Fire-rated cladding, balustrades, staircases, pallet gates and lighting are integral to a compliant floor. Keep the quote to the mezzanine package rather than mixing in unrelated building works, which funders will strip out.
Does a mezzanine affect business rates?
It can, because adding floor area may change the rateable value of the premises. This is a question for your surveyor rather than your funder, but it belongs in the same conversation as the finance, since it changes the true cost of the project and therefore the payback you are relying on.
