How lenders treat it

This is the asset class where the fixtures point bites hardest. A roller brake tester set into the floor, an anchored lift and play detectors in a pit are all arguably part of the premises once installed, so on a leased unit a landlord waiver is routinely required before a funder will release money. Expect that document to take longer than the credit decision. The equipment itself is hard security with a specialist dealer market, though de-installation cost reduces recovery value. Ground works, pit construction, approval fees, training and calibration visits are all services or construction and sit outside the agreement. Funders also look at remaining lease length. Declines usually involve a short lease or an unapproved site.

Usually an independent garage applying for test station approval because it is losing customers and follow-on repair work to the test centre down the road. How it is treated for tax

Bought on hire purchase, business plant and machinery normally qualifies for capital allowances on the full cost even though you pay for it monthly, which is a large part of why hire purchase is the common structure. On a finance lease you generally set the rentals against profit instead. The rules change between budgets and your position depends on how you trade, so treat this as the direction of travel and get your accountant to confirm the detail before you commit.

Why is a landlord waiver needed for an MOT bay?

Because so much of the lane is built into the floor. A recessed brake tester and pit-mounted play detectors cannot simply be unbolted and taken away, so without written confirmation from the landlord a funder risks losing its security to the building. It is a standard document but it takes time.

Can ground works and the pit be financed?

No. Excavating a recess, pouring concrete and running conduit are construction works. They form part of the building rather than the equipment, so there is nothing for a funder to take security over. Price the civils separately and early, because they drive the installation timetable.

Is a full lane easier to fund than individual machines?

Often yes. One supplier quotation covering lift, brake tester, aligner and emissions equipment makes a single agreement of reasonable size, which underwrites better than several small applications. It also keeps you to one payment and one point of contact.

How much lease do I need left on my unit?

There is no fixed rule, but a funder likes the agreement to sit comfortably inside the remaining term. Equipment fixed into a specific bay has little value to you if you have to move, so a short lease raises legitimate questions. Tell us your position at the start.

Can I fund used lane equipment from a closing garage?

Yes, provided it is still type approved and can be calibrated at your site. The funder will want proof of clear title and a plan for removal and re-installation. Removal and re-commissioning are services and will not be fundable, so budget for them.
