Hotel FF&E is a mixed bag and funders unpick it line by line. Contract beds from Hypnos or Harrison Spinks, hospitality televisions, minibars and electronic locking from Salto or VingCard are identifiable products with some resale value, so they support a facility. Carpets, curtains, wallpaper, bathroom pods and fitted wardrobes are fixtures with none. Because most refurbishment budgets are weighted toward the soft side, the decision rests heavily on the hotel’s accounts, occupancy and RevPAR, whether the property is owned or leased, and any existing mortgage or charge over the business. Owner-operators of freehold hotels are the easiest to place. Leasehold operators on short terms and hotels mid-turnaround are considerably harder and may need a mixed structure of asset finance and a loan.
