Can you finance a kennels and cages?

Yes, with a caveat about how it is installed. Modular stainless steel kennel banks, cat ward units, walk-in runs, isolation housing and oxygen kennels are fundable, and are usually written as one schedule covering a whole ward. The caveat is that once units are fixed to walls and plumbed into drainage they become part of the building, and a funder cannot practically recover them. Free-standing modular systems read better than built-in masonry runs, and boarding kennel operators are assessed as leisure businesses rather than as healthcare.

Used kit: Rarely. Stainless housing lasts but the second-hand market is thin, and funders are wary of used units whose surfaces can no longer be properly disinfected.

How lenders treat it

The split here is between who is buying rather than what is bought. A veterinary practice gets the professional covenant treatment and a healthcare desk will move quickly on trading accounts. A boarding kennel or cattery is a leisure and hospitality risk: seasonal occupancy, weather-sensitive demand, and a local authority licence that can be varied or withdrawn, so funders want the licence, the occupancy record and usually a personal guarantee. Charities are a third case again, judged on reserves and grant income. Across all three, fixed installations have weak recovery value, so freehold premises and modular free-standing systems both improve appetite. Declines gather around unlicensed operators, short leaseholds, and applications where nearly all the cost is drainage, flooring and construction rather than the housing itself.

Who buys one

Veterinary practices rebuilding a ward that has reached the end of its life, or separating dog, cat and isolation housing to meet practice standards expectations. How it is treated for tax

Bought on hire purchase, business plant and machinery normally qualifies for capital allowances on the full cost even though you pay for it monthly, which is a large part of why hire purchase is the common structure. On a finance lease you generally set the rentals against profit instead. The rules change between budgets and your position depends on how you trade, so treat this as the direction of travel and get your accountant to confirm the detail before you commit.

Kennels and cages finance questions

Are boarding kennels assessed the same way as a vet practice?

No. A vet practice is a professional healthcare covenant; a boarding kennel is a leisure business with seasonal occupancy and a local authority licence. Funders ask for the licence, occupancy figures and often a personal guarantee. Both are fundable, but through quite different parts of the market.

Can drainage and flooring be included in the finance?

Some of it, if it sits on the supplier invoice with the housing. Resin floors, drainage channels and wall cladding are soft costs the funder cannot lift out and resell, so the proportion carried is limited. A separate builder invoice is much harder to bring into an equipment facility.

We are a registered charity rescue centre. Can we use asset finance?

Often yes. Funders that write to charities look at reserves, restricted and unrestricted income, and the trustees. It is a slower process with more documentation than a trading company, and not every lender participates, which is where searching a wide panel makes a practical difference.

Does an oxygen kennel need anything special?

It is a higher value, more identifiable unit than standard housing, so it actually strengthens a schedule. Mention any piped oxygen supply work separately, as that is installation rather than equipment and will be treated as a soft cost by the underwriter. The kennel itself is a proper asset with a recognisable make and model, which is what the funder is really pricing.

Our premises are leasehold with a few years left. Is that a problem?

It is the single most common friction on ward installations. Anything fixed to a leasehold building may not be yours at the end of the term, so funders want to see the lease and will prefer free-standing modular housing. A longer term or a freehold site widens the options considerably.
