Funding for poultry accommodation, split between the building, which behaves as property, and the ventilation, feeding and drinking systems inside it.

Yes for the internal equipment, and separately for the building. A poultry house shell, once built on a base, is part of the holding and needs borrowing secured on the farm. The systems inside it are a different proposition entirely: ventilation fans and controllers, feed lines, drinker lines, nest boxes, lighting and weighing equipment are all identifiable equipment with a real market among poultry producers, and they fund on hire purchase. Because a poultry unit is usually built to serve a contract with an integrator, that agreement is the document which carries the whole application.
Used kit: Yes for fans, feed and drinker systems; the building itself is not a second-hand asset

Business asset finance is quoted on a flat rate, so that is what this shows — with the equivalent APR underneath, because the two are not the same number. A quick guide only; your actual rate depends on the asset, term, deposit and lender.
Representative example: on Hire Purchase, borrowing £25,000 over 48 months at a 6.0% flat rate (equivalent to 11.5% APR representative), you would repay around £646 a month; total amount repayable approximately £31,000, of which £6,000 is the cost of finance. This calculator is for illustration only — it is not a quote or an offer of finance, and the rate and repayments you are offered will depend on the asset, term, deposit and your circumstances. CW Asset Finance is a credit broker, not a lender, and may receive a commission from the lender that funds your agreement. All finance is subject to status, affordability and lender approval. CW Asset Finance is an Appointed Representative of Rural Finance Limited, which is authorised and regulated by the Financial Conduct Authority (FRN 630701).
Poultry is the clearest example on this list of a fixture problem solved by an income stream. The building itself cannot be recovered, so it leans entirely on the farm and on land ownership, and a tenant will struggle. The internal equipment is genuinely fundable, with manufacturers and installers who will remove and refit systems, so funders lend against it in the normal way. What really drives the decision, though, is the contract: a producer with an integrator agreement has a defined income per crop or per bird, which an underwriter can model far more confidently than a market price. Installation runs in stages and the agreement usually starts on commissioning. Level repayments fit the continuous production cycle.
Examples of the machines we are asked to fund. This is not an exhaustive list — if what you are buying is not here, it does not mean we cannot fund it. Your supplier quote is what the agreement is written against.

Broiler producers building or re-equipping houses to an integrator specification, free range egg producers expanding bird numbers, and farms diversifying into poultry as a contracted enterprise alongside arable or livestock. The trigger is almost always a contract: an integrator offering placements that the existing sheds cannot serve, or a specification change on ventilation, lighting or welfare that the current equipment does not meet.

Bought on hire purchase, business plant and machinery normally qualifies for capital allowances on the full cost even though you pay for it monthly, which is a large part of why hire purchase is the common structure. On a finance lease you generally set the rentals against profit instead. The rules change between budgets and your position depends on how you trade, so treat this as the direction of travel and get your accountant to confirm the detail before you commit.
No. A built shed becomes part of the land and there is nothing a funder could take back, so the structure is borrowed against the farm. The equipment inside is fundable on hire purchase. Nearly every poultry project is therefore put together from two different types of lending.
A great deal. It converts a speculative building project into an enterprise with defined income per crop, which is exactly what an underwriter needs. Bring the contract with the application. It will do more for the outcome than any detail about the specification of the fans.
Yes, and it is one of the more common applications. Replacing ventilation, feed and drinker systems in an existing shed is pure equipment spend with no building work, which makes it straightforward. It also tends to be driven by a specification change, which explains the timing to a funder.
Difficult on the building and workable on the equipment. Most tenancies do not permit a permanent poultry house without consent, and the structure may vest in the landlord. Re-equipping an existing shed is far more achievable for a tenant than putting up a new one.
Yes, within reason. Feed lines, drinkers and fans are removed and refitted regularly and there is a trade in them. Funders will want to know the age and the manufacturer, since parts availability governs resale. Controllers and electronics date faster than the mechanical parts.
