The point that catches people out is that once a chair is plumbed and bolted into a surgery floor it stops looking like a movable asset to a funder, so the strength of the practice and the principal matters far more than the chair itself.

The practical difference is paperwork rather than principle — the room still generates chargeable time, which is what the underwriter is really testing.
