Can you finance a dental surgery fit-out?

Yes, though a fit-out is funded differently from a single machine. Much of the spend — partitioning, flooring, lead lining, drainage, electrics, cabinetry and decoration — is soft cost with no resale value, so lenders will not treat it as security. What normally works is anchoring the package on identifiable hard assets such as the chairs, the compressor, the suction plant and the imaging, then carrying the building works alongside them in a proportion the funder is comfortable with. Expect the underwriter to test whether the site, the lease and the CQC registration are actually in place before any money moves.

Used kit: Rarely as a package, though individual second-hand items inside the build — a reconditioned compressor or a previously owned OPG — can sit in the schedule if they are dealer supplied.

How lenders treat it

This is where the difference between an asset lender and a healthcare desk shows. A generalist underwriter sees a large invoice with builders on it and stops; a healthcare funder knows a fitted surgery throws off predictable chargeable hours and prices the professional, not the plasterboard. They will want the heads of terms or lease, evidence of GDC and CQC status, and a schedule that separates hard assets from works. Freehold sites read better than short leaseholds because nobody wants to fund a fixture that reverts to a landlord in a couple of years. Deals fail when the applicant has no site secured, when the contractor wants staged payments a hire purchase agreement cannot make, or when the works invoice dwarfs the equipment to the point there is nothing left to take security over.

Who buys one

Two buyers dominate. The first is an associate going out on their own with a squat, taking a shell unit on a high street and needing everything from the plant room up. The second is an established principal adding surgeries into space they already hold, usually because the appointment book has run out of chair time and they are turning work away. Corporates converting an acquired site to their own clinical standard form a smaller third group.

How it is treated for tax

Bought on hire purchase, business plant and machinery normally qualifies for capital allowances on the full cost even though you pay for it monthly, which is a large part of why hire purchase is the common structure. On a finance lease you generally set the rentals against profit instead. The rules change between budgets and your position depends on how you trade, so treat this as the direction of travel and get your accountant to confirm the detail before you commit.

Can the builder be paid in stages through the finance?

Not usually on hire purchase, which pays against a completed invoice for a delivered asset. Where a build genuinely needs staged draws, the practical answer is a separate working capital facility for the works with the equipment funded conventionally on completion. We flag this early because it changes which funders are worth approaching.

How much of a fit-out can be soft cost before lenders lose interest?

There is no published line, and it varies by funder and by how strong the covenant is. As a rule the more identifiable hard equipment sits in the schedule, the more building work rides alongside it. A schedule that is almost entirely partitioning and decoration needs a different product altogether.

Do I need CQC registration before applying?

Not before applying, but usually before drawdown. Funders are comfortable with an application in progress, because the registration cannot complete until the premises exist. What they will not do is release funds to an operator who has no route to registration at all, so keep the CQC correspondence to hand.

We are converting a retail unit. Does change of use matter?

It does. Planning consent and building control sign-off are among the first things a cautious underwriter asks for, because a surgery that cannot legally open cannot service an agreement. Having the planning decision notice ready removes the single most common cause of delay on squat applications.

Can imaging and IT be included in the same fit-out facility?

Usually yes for the imaging hardware and the surgery computers. Pure software licences, practice management subscriptions and cloud services sit awkwardly on an asset agreement because there is nothing to repossess, so those are often carved out and handled separately. Ask your supplier which parts of the IT quote are one-off hardware and which are ongoing seats, as that split decides what can go on the schedule.
