Can you finance a pump house?
Yes, and usually more easily than the irrigation network it feeds. A packaged pump station is identifiable plant with a serial number, a manufacturer and a resale value, so funders can treat it as equipment rather than as a building works project. The civils — the housing, the wet well, the reservoir lining — are land improvements and are much harder to fund. Used pump sets are rarely traded. What catches clubs out is the split invoice: the mechanical package and the builder’s work usually come from different suppliers and are funded on different terms.

What would a pump house cost per month?
Business asset finance is quoted on a flat rate, so that is what this shows — with the equivalent APR underneath, because the two are not the same number. A quick guide only; your actual rate depends on the asset, term, deposit and lender.

How lenders treat it
Underwriters draw a sharp line between the mechanical package and the hole in the ground. A Flowtronex or Watertronics variable-speed station, a Grundfos multistage set, the control panel and the variable speed drives are all plant — removable, identifiable, worth something to somebody else. Everything civil is not, and funders will either exclude it or fund it unsecured against the club. That means the way the project is invoiced genuinely changes the outcome, and it is worth asking the contractor to split the quote before you apply. Energy savings from variable speed control are a credible part of the case and underwriters will listen to a documented calculation. Abstraction licensing and reservoir consents should be in place. A club with secure tenure and an established membership funds this comfortably; short leases and unresolved abstraction issues are where it falls apart.

Who buys one
Clubs whose existing pumps are tripping out in July, running at a fixed speed and costing a fortune in electricity, or failing to deliver pressure to the far end of the course. Often the pump station is replaced before the mainline as the first phase of a longer irrigation plan, because it is the cheapest intervention that fixes the most visible symptom.

How it is treated for tax
Bought on hire purchase, business plant and machinery normally qualifies for capital allowances on the full cost even though you pay for it monthly, which is a large part of why hire purchase is the common structure. On a finance lease you generally set the rentals against profit instead. The rules change between budgets and your position depends on how you trade, so treat this as the direction of travel and get your accountant to confirm the detail before you commit.

Can the building work be included?
Partly at best. The pump housing, wet well and any groundworks are land improvements and most funders will not advance against them as equipment. Ask your contractor to split the quotation between mechanical plant and civils — it is the single most useful thing you can do before applying.
Will energy savings help the application?
They can, if they are documented. A variable speed station that measurably reduces electricity use is a real argument and underwriters will consider a supplier’s calculation or a consultant’s report. A verbal claim that it will save money carries no weight at all. Metered consumption from the existing station is the strongest evidence of all.
Do we need our abstraction licence in place first?
You need it to use the system lawfully, and a funder may ask. If your abstraction position is unresolved or under review, deal with that before committing to plant sized around a volume you may not be permitted to take. It is the kind of issue that surfaces at the worst moment.
Can the pump station and a reservoir be funded together?
The mechanical elements can. A reservoir itself is an earthworks project and sits outside equipment finance, though it may be fundable against the club on an unsecured basis. We would usually structure the plant and the civils differently rather than forcing them into one facility.
How long does a pump station application take?
Longer than a machinery application, because the underwriter has more to read — specifications, quotations, sometimes a consultant’s report and evidence of tenure. Start the finance conversation when you start taking quotes, not once you have chosen a contractor and agreed a start date. That way the funding runs alongside the project rather than behind it.
